Location

Located in Dhahran, the campus is between the headquarters of the Saudi Arabian Oil Company, Saudi Aramco and the Dhahran Air Base. It is near the Arabian Gulf and is seven kilometres from Al-Khobar city. The port city of Dammam is 20 kilometres away. The oil-producing town of Abqaiq is located 70 kilometres west, and the ancient oasis of Al-Hasa is about 130 kilometres south of the campus. The island of Bahrain is 35 kilometres from the Saudi coastline.

The “Jabal” Hill

The academic buildings are located on a 100-foot “Jabal” (Arabic for mountain). The Academic Complex of the “Jabal” dominates the surrounding countryside. Fortune magazine called it “a jewel of a university on Arabian sands”. A water tower, located between academic buildings, has become the symbol of the university and can be seen from several kilometres away. Academics

The medium of instruction in KFUPM is English. However, courses on Islamic Studies and Arabic Language are taught in Arabic. With an acceptance rate is only 15%, it is the most selective in Saudi Arabia. University admission policy which applies certain criteria to ensure admissions of the most promising students. As of 2009/2010 academic year, the cutoff percentage score for admission was determined to be 83% comprising 20% for the high school certificate, 30% for the general capabilities test (similar to SAT), and 50% for the collective test performances (test of high school’s maths, physics, chemistry, English).

As of October 2008, THE – QS World University Rankings ranked KFUPM at 209 amongst the top 300 universities around the world.

Accreditation

All programs of the engineering colleges were evaluated for “Substantial-Equivalency recognition by the Accreditation Board for Engineering and Technology (ABET) in April 2001. They were found substantially equivalent to similar accredited programs in the U.S.

The new trends in accreditation criteria have brought outcome assessment to focus. Accrediting agencies such the ABET, the Association to Advance Collegiate Schools of Business, the Computer Science Accreditation Board and the National Architectural Accrediting Board require programs or colleges seeking accreditation to have self-assessment. Industry push and competitive job markets have also contributed to the need for continuous program-quality improvement that focus on student learning and preparation for professional practice after graduation.

Preparatory Year Program (Orientation Year)

Preparatory Year Program (Orientation Year) is mandatory two-semester program for all students admitted in KFUPM before being enrolled in university’s regular degree programs, i.e., beginning freshman year. The Preparatory Year Program aims at preparing newly admitted students for their undergraduate studies at the University. It is a non-credit program. A student must select a major by the end of the prep year. Students can be exempted from some courses after taking some promotion exams. During the year, courses include:

Dhahran Techno-Valley

Dhahran Techno-Valley is destined to gather national and international research centers in one location. It is expected that outstanding services plus recreational activities will add to the vibrancy and networking amongst tenants in the Valley Community. Academic support from KFUPM is a commitment that can be counted upon. Other leading technological and scientific institutions in the area will also be fully utilized. The Techno-Valley consist of 5 entities located at the KFUPM Dhahran campus: King Abdullah Bin Abdulaziz Science Park, The Innovation Center, Consulting Services Center, Technology Business Incubator, and Liaison Office. The valley also include a sixth entity of Sultan Bin AbdulAziz Science & Technology Center (SciTech), which located at shores of the Persian Gulf at nearby Al-Khobar city.

King Abdullah Bin Abdulaziz Science Park

Generally referred to as the KASP, the science park was established in 2002 and is located on a 35-hectare site north of the KFUPM campus, the park is closely integrated with the university. The location, with its proximity to the science and engineering colleges, provides for considerable interaction between tenant firms and their personnel and university scientists and engineers. At present, there are few companies that have joined the park. These are Schlumberger, Ciba, Yokogawa and JCCP presently share research interests with the university and are located in its Research Institute.

Innovation Center

Creating a world-class environment that aspires innovation and entrepreneurship was the main objective for KFUPM behind establishing Dhahran Techno-Valley. KFUPM vision for Innovation facilitates the flow of technology from University laboratories and research centers to the knowledge-based and technology marketplace. The Innovation Center supports new concepts from the idea generation stage through the prototyping steps until reaching to the proof of concept and including the intellectual property protection. The Innovation vision of the university describes all the roads, distances, conditions and connections between where the entrepreneurs are and where they want to go. It provides many alternative paths to future innovation and all University entrepreneurs.

Consulting Services Center

The Consulting Services Center at the university facilitate the consulting services for the university faculty to serve the industrial community in the Saudi Arabia which contribute to their professional development and help the outside community to resolve problems which require high intellectual and technological background. It is sought that such interaction would contribute to both the professional development of the faculty members and to the university by providing practical applications and state-of-the art course content. The interaction would improve quality of research, design projects, and would provide more training and employment opportunities for students.

Technology Business Incubator

It provides an set of logistical, strategic, and operational support for start-up Saudi technology companies and entrepreneurs to help increasing success of their companies. The Technology Business Incubator gives office space and office support services that are designed with technology companies in mind. These services include immediate availability of modular office units, furniture, computers, network, internet connectivity, servers, printers, communication facilities including telephone and fax services, shared reception, secretarial, and support services, meeting facilities, access to business, science, and technology library, and access to cafeteria and leisure facilities.

Liaison Office

The mission of the Liaison Office is to facilitate and promote the University capabilities, expertise and services to the local industries and to be the focal point of contact with the industry/business.

Sultan Bin AbdulAziz Science & Technology Center (SciTech)

It is located at the corniche of the nearby Al-Khobar city on a land of 21,700 m2 area. The buildings area is 14,100 m2. It onsists of seven main show halls, dealing with different sciences and echnologies. There includes more than 350 scientific exhibited pieces. nd the IMAX scientific dome (the only IMAX theater in Saudi Arabia), the Astronomic Observatory, ducational Unit, Conference Hall, Temporary Exhibitions Hall and dministrative and Services Facilities. The center aims to ultivate the individuals of the Saudi society, especially the teenagers, let them now more about the principles of science, their application, explanation nd simplifying them through presenting them in an interactive and nteresting style, depending on education through entertainment/education through experiment and observation.

Research at the university can be classified into personal, sponsored, and client-funded. The mission of the RI is to serve the nation by conducting client-driven research and development using university resources. Among its objectives are: serve the nation as a professional problem solver; adapt imported technologies to the Saudi environment; serve the needs of government organizations, local industry, and businesses for research and development; develop local expertise; support graduate and undergraduate programs at KFUPM, and contribute to the high-quality education and training of students.

Library

Website

The library, centrally located in Building 8 and within a short walking distance from most classrooms and laboratories, has an available floor space of nearly 7,000 square meters. It is an “open-stack” library, allowing users free access to its resources. Reading areas are provided on the first, third, and fourth floors. To encourage maximum usage, it operates with a minimum of regulations and restrictions.

The current collection of books and bound periodicals totals over 328,000 volumes, 32% in science, 21% in engineering, 24% in humanities, and 23% in social sciences. It has over 23,000 volumes in Arabic and over 300,000 volumes in English, and also subscribes to approximately 1,500 periodical titles. In addition, there are some 490,000 research reports on microfiche and 63,000 documents in other media, including more than 25,000 educational films and 38,000 reels of journal back issues on microfilm. Audiovisual materials are provided through a well-equipped audio-visual (AV) department with a collection consisting principally of motion pictures, filmstrips, videotapes, and audiocassettes. These AV materials can be used in the Library Auditorium which is also used for seminars, lectures, short courses, theses defense, and other presentations.

A large spacious building is located adjacent to the student dormitories. It can accommodate more than 1,500 students at a time. Students are provided with subsidized meals, comprising of breakfast, lunch and dinner. In addition to the student cafeteria, there are a number of coffee shops located in different academic buildings and student dormitories offering varied refreshments.

Athletics

Sports and recreation facilities are in three areas on the main campus.

The Stadium: The University major sports facility is the Stadium, located near the main entrance to the university. It is designed to seat 10,000 spectators. The Stadium is uncovered and has facilities for VIP seating, press box, and television booths. The playing area is a uper turf artificial-grass field.

The mid-campus areas: this area include a 25-meter indoor swimming pool, shower and changing facilities, three soccer pitches (one with a uper turf surface), five handball/six-a-side courts, five tennis courts, athletic track, four basketball/volleyball courts, four squash courts, a weight-training room, two rooms equipped with television and video facilities to aid the teaching and coaching of all sports.

Sports Hall area located on the “Jabal” contains the latest in modern indoor physical education facilities. Included are areas for basketball, volleyball, gymnastics, handball, squash, table tennis, judo, taekwondo, karate, weight training, and other sports activities. Shower and changing rooms plus seating areas for spectators are also provided. Adjacent to the gymnasium is Olympic-size swimming pool (with diving platform) with its own shower and changing rooms.

Student Housing

The university has a separate area for student housing on campus consisting of buildings which accommodate more than 4,000 students. As of June 2009, the construction of Phase-II student housing buildings is finished and now accommodate 1,500 students. In addition, Phase-III of students housing and a multi-story car parking building are under construction which will also accommodate about additional 1,500 students.

“Oria”

The word “Oria”, short for “Orientation”, is generally used among the university community to describe the preparatory orientation year (first-year) students. Throughout their first year of study at campus, they are commonly targets of good-natured teasing and bullying by their higher-year counterparts, as a regular tradition in the university.

Like most of you martial arts instructors and long term martial arts practitioners, I began trying to teaching my child self-defense right around the day he was born. Excitedly telling my wife how he sleeps in the on-guard position and how his googling sounds like a kia.

I began rough-housing with him almost as soon as he was able to start playing with me. Tossing him gently (careful of his/her neck if you play like that), at first, and reacting with great over-exaggeration when he’d hit me.

My method of madness (madness according to my wife) had (and still has) a purpose. Utilizing my physical education, methods of teaching and behavior modification background, I began teaching my son self-defense.

As of writing this section of the article, the last time we “played Heeya” at six years old Hunter ducked my swipe, punched me hard twice, head-butted me in the gut. As I tried to sit on the couch feigning injury (he knows when I’m faking) he jumped onto the couch on his hands and knees and b-checked me onto the floor then jumped onto my back ….A proud father laughed and made grunting sounds.

MAKE IT FUN

I know some of you instructors don’t want to treat self-defense as a game, but it’s a lot less of a game than the two martial arts schools my family and I checked out. 90% of the time was spent doing non-martial arts oriented relay races. About the last 15 minutes of class was spent executing martial arts oriented drills. As a physical educator I was appalled at the lack of activity focus.

Okay done ranting. Martial arts can be fun. Martial arts games can be played while still teaching the young student the seriousness of what he/she is learning. I have yet to have an incident wherein my son has hit another child. “Only do this with daddy and people trying to hurt you or take you away son.” Goes a lot further than some of you might think.

PROMOTING WANTED ACTIONS WITH WANTED REACTIONS

By reacting in a manner in which the child finds entertaining, you motivate the child to continue to execute the wanted actions.

USE A HOLISTIC METHOD OF TEACHING

Now before the religious folks start worrying about what that means, all that means is to start with what the child already does and refine it. Starting with the part method of teaching would be counter-productive especially in the area of motivation.

BE FLEXIBLE

Remember anything you do with your child and anywhere you do it can be a self-defense lesson and fun with a little imagination. I can’t tell you how many times I’ve embarrassed my poor wife “playing” with my son in the checkout line at Sam’s Club.

HEEYA

My son named the pretend fight game. I’d get into an over-exaggerated fighting stance shouting heeeeeeeyaaaaaaa and that’s what he decided to call it. In the beginning, trying to just get him to block and punch straight was tough so when he did that I over-reacted to that falling down, pretending to be hurt, pretending he stopped my punch.

As his skills improved I reacted less to less correct movements. If he swung wildly for example I wouldn’t react. I might even tell him “punch straight son”. When he did the more correct movement I over-reacted once again. Bending over in great agony from his tremendous punch to my body. Jumping up and down on one leg after a swift kick to my leg. As of the date of writing this section he still needs work on his kicks. I’m still in that over-reaction stage from just about anything he throws right now with his legs or knees.

He Has Periods of Executing Various Tactics

Presently as of writing this section he likes to run into the kitchen, then charge me. I don’t dissuade him from this activity. I let him knock me down sometimes and we ground fight. Sometimes I side-step and tap him with my foot. How is that working out? Sometimes I run into the kitchen and charge him. He side-steps me and executes one of his few kicks.

BED HEEYA

Whatever the child wants to do is fine. It’s up to you to make a training session out of it. Sometimes my son wants to play heeya on the bed. He ducks and slips my swipes and, on his own, started dropping to his hands and knees on the bed and head-butting me in the gut. I let him do this two or three times then side-step and catch him before the hits the floor (don’t be a moron it’s up to you if you want to do that I’m not telling you to) Often I’ll throw him onto the bed (see the previous parentheses). Sometimes when he head-butts me or kicks I fall onto the bed. He’ll either knee drop me or kick me while he’s standing.

This reminds me I often tell people my job is to teach people to beat me up and of they don’t do a good enough job show them how to do it better. Try putting that on a resume.

PILLOW HEEYA

Again named by my son and one of the few games I get to play sitting down. On first glance this could seem like a waste of time, but remember the bean bag drill in my martial art drills ebook Bringing The Martial Artist out from Within? Similar idea. Just not so many variations when you’re “playing” with your child.

This time my son stands at a comfortable distance and we throw two pillows at each other. If your child catches you off guard don’t get mad or even look upset. You want him to do that remember! Motivate the action.

“OOF, good job son!”

Which reminds me not to glance at the TV anyway unless the show comes back on and we’re just “playing” during commercials.

My son tries to dodge or catch the pillows I’m winging at him pretty good. Usually I throw one pillow then the other right after the first so he has to stay well balanced and ready. Lately he’s been wanting to kick the pillow coming at him. Do I say no no just dodge? Of course not! I throw them more toward his feet.

When I was teaching martial arts full time as well as tutoring, I often didn’t have time to workout with anyone but my students. Because of this, my physical skills began to decline. So I began placing myself in more challenging situations with my own students. Sparring them with my hands down and much closer to their striking range, for example, forced me to continue to improve even with lower skilled level students with which to train. Using this same method, when my son throws his pillows at me I make sure I was in a more challenging position to evade or catch the pillows. Forcing myself to move faster with better reaction time. This method can apply to all your “playing” and training situations.

HULA JUMP

Doesn’t help the boy too much but gives dad a great strike taking workout. I was laying on the couch when some hula dancers came on TV. Hunter climbed to the top of the back of the couch and said,

“Mommy watch me do the hula jump!”

At which point he jumped off the back of the couch and landed on my stomach (see the first set of parentheses). Don’t worry, my ebook on internal energy strikes has drills in it to teach you to take strikes even better than you do now. The one thing not covered in the ebook or clip is how to take strikes while you’re laughing hysterically while looking up at your kid whose ready to jump onto your gut.

CONCLUSION

The point of all of this is to help you to think and create training situations which may not exist during formal training in order to improve your child’s ability to defend himself/herself and to improve your child’s future love for martial arts.

Use your imagination, think. You don’t have to be in a training area to train. You don’t have to be lined up all in a row to train in the martial arts and in self-defense. You can train anytime and anywhere you want to with a little imagination.

Getting in Shape Over 50 – Retired Fitness Leads to Retired Health!

Over the past few years, research has shown that endurance is not as important as strength to improve functional capacity in aging adults. One problem that plagues many elders (particularly females) is osteoporosis. You hear of many seniors falling and breaking bones – they can’t even get up to call for help. Well, the sad reality is that their bones break first and then they fall! Weight-bearing exercise is crucial.

“There is evidence that resistance training brings about functional and metabolic adaptations that aid in the prevention of sarcopenia, osteoporosis, and obesity, and increases the functional capacity of elderly individuals.” (Barbosa et al., 2002)

If you seek strength, use heavy weights for low reps with plenty of rest between sets. If body composition is your goal and you want to reduce some body fat, stick to a lighter weight for more repetitions but with a shorter rest interval. Don’t overdo it though. Listen to your body. Sarcopenia, a condition where the muscles atrophy or waste at a rate of 6 pounds per decade after the age of 30, is another factor to consider. The following program will help build muscle mass.

A1) Back Squat

A2) Lying Leg Curl

B1) Bent-Over Row

B2) Close-Grip Bench Press

C1) Abdominal Crunch

C2) Standing Calf Raise

Do 2-3 sets of 10-12 repetitions with 60 seconds of rest between sets. Make sure to keep the movements slow and controlled. Perform the routine 3 times a week (every other day.)

Restoration in the form of massage, contrast (hot/cold) showers and baths, or some light cardiovascular exercise (such as walking) and stretching can be useful.

Lifestyle plays a crucial role. It goes without saying that recreational drugs, smoking and alcohol will play havoc on your body no matter what age you are. Sleep is important as well. Try to sleep before midnight (in fact, be in bed no later than 10:00 pm if possible) and wake up at the same time everyday. A short nap or two during the day is also beneficial.

What about nutrition? To start, most people need to clean up their diet by removing the processed and refined junk that fills their cabinets and fridge. That means no more cereal and juice for breakfast, or cold-cut sandwiches and pop for lunch, or pasta and wine for dinner. That also means sticking to the perimeter of the supermarket when shopping for groceries – forget the middle aisles!

Eat 4 or 5 small meals spread throughout the day and make sure you drink plenty of water. Dehydration is part of the process of aging. At birth, 85% of the body is made up of H20 … by the time you die, it’s 50%! When water stores are dropping, it indicates that something is wrong. Usually it reflects a breakdown of muscle tissue. So make sure you stay well hydrated by consuming .5 ounces of water per pound of body weight.

Here’s a sample diet:

Meal 1 – Spinach omelet

Meal 2 – Chicken salad with a vinegarette dressing

Meal 3 – Salmon with green vegetables

Meal 4 – Cottage cheese with mixed berries

You may have a cup of coffee (preferably organic, Swiss-process decaf) in the morning, but favor green tea in the afternoon and chomomile tea at night. Feel free to snack on raw nuts (in moderation, of course.)

As far as supplementation is concerned, the only one that I deem absolutely necessary is fish oil. Other than that a high-quality protein powder, probiotic (or friendly bacteria), and fiber supplement are worthy of consideration particularly following your workout (this would be your fifth meal if you follow the sample diet outlined above.) Even a multi vitamin/mineral is unnecessary if you are eating fresh, wholesome (again preferably organic) foods everyday.

Don’t let mother nature take a toll on you without a fight. Collect your health with your pension and take action!Getting in shape does not have to be complicated. By following this simple plan, you should be able to reap the benefits of improved health at any age.

The Misconduct of the Home Valuation Code of Conduct (HVCC) – Detroit

DETROIT, MI – Despite the efforts of the real estate and lending industries, the Home Valuation Code of Conduct went into effect May 1, 2009, bringing a dramatic change to the home financing process.

HVCC is the result of a 2007 lawsuit brought against an appraisal division of First American Corp. by the New York Attorney General, Andrew Cuomo, for allegedly inflating appraisal values on an estimated 260,000 WAMU mortgages.

So now, in typical government fashion, we go from one extreme to the other – unmonitored appraisal inflation replaced with bureaucratic appraisal deflation.

The intent of HVCC is to prevent loan originators from having undue influence over appraisers on the valuation of homes and prevent inflated appraisals.

Appraisals for mortgages on 1-4 family homes to be sold to FNMA or FHLMC, will no longer allowed to be directly ordered by loan originators.  They must be ordered through Appraisal Management Companies (AMC) that act as middlemen between appraisers and loan originators.  (Currently HUD’s FHA loans are not subject to HVCC.  Loan originators can still order their own appraisals from trusted appraisers for FHA loans.)

Sounds great in theory, but the reality is far from perfect.

I had lunch with several of my mortgage competitors this past week.  The main topic ended up being the HVCC and what it’ll mean to the process of financing a home.  The consensus was that there are going to be a lot of unhappy people – homeowners, homebuyers, sellers, real estate agents, loan originators and more. 

Was there a problem with inflated appraisals?

Yes, but HVCC in its current version, creates more problems than it solves. Underwriting departments at most lenders were already using advanced computer programs to address the problem of inflated appraisals.  Appraisers found to be providing questionable values and work, were banned by that lender.

Why is the industry so up in arms over HVCC?  Well, let’s look at how the system is supposed to work: 

Loan originator orders appraisal from AMC (usually via internet) Payment must be made when the order is placed to avoid appraisers being forced to bring in a specific value in order to get paid. AMC randomly assigns the appraisal order to one of the appraisers on its list of approved appraisers Appraiser is typically required to complete & deliver the appraisal within 48 hours

Sound easy doesn’t it!  So what’s the problem? 

There are no requirements concerning the proximity of an appraiser to a property or their knowledge of an area.  I know of a recent occurrence where an appraiser from Grand Rapids was assigned to appraise a home in Livonia.  Not surprisingly, the value came in significantly under what local real estate agents estimated it to be. The cost of appraisals has gone up.  Our appraisers typically charged 0-0, now the AMC’s charge 0 or more. Instead of an appraiser getting their full 0, AMC’s only pay them 5-0 of the 0 charged.  So, appraisers will have to do more appraisals to earn the same amount they have in the past.  This will lead to shoddy work. The AMC doesn’t care if data for the appraisal is difficult to find and would normally take longer to provide an accurate value.  They want them ALL back in 48 hours, failure to do so could exclude the appraiser from their list.  Again, this will lead to shoddy work.  Many high end homes sold in the past recorded the sales price as in the MLS.  Normally, an appraiser would go to county records to research the actual sales price.  The 48 hour turn time requirement will now lead to appraisers just ignoring these sales, which could negatively impact the appraised value. There is very little anyone can do to challenge a low valuation at this time.  Oh sure, there are forms you can fill out to do so, but the real chances of an override occurring are slim.  The only option then is changing lenders and paying for another appraisal, while still hoping for a better value.  This will all have to be paid by borrowers and mean longer application timelines. Each lender has their own approved AMC.  There is nothing in HVCC requiring lenders to honor each other’s appraisals, so switching lenders could mean paying for another appraisal. I haven’t seen anything in writing about how AMC’s will monitor and rate appraisers for the quality of their work.  Will it be any surprise that appraisers will just use the first three comparables that pop up on their computer searches?  What incentive do they have to put more time into making sure an appraisal reflects the best and most accurate value possible?

These are not the type of challenges you want to hear when real estate values are dropping, especially for those trying to refinance.

Should we blame the appraisers when their valuations start affecting transactions?  I don’t think we should.  None of the appraisers I know have anything good to say about HVCC.  Many of them have spent years building their businesses by establishing relationships through providing great service.  Now those relationships are all being taken away from them.  They’re also not happy about the time constraints the AMC’s are placing on them.  HVCC and the AMC’s treat appraisers like they’re a commodity and 100% the same.  It’ll create a race to the bottom and reward appraisers who work the cheapest and fastest at the expense of quality.

I’m going on record here advising real estate agents to pull their own comparables and hand them to the appraiser when you meet them at a property.  Maybe even go one step further and do a mini Broker Price Opinion!  Otherwise you’re leaving the fate of your transaction in the hands of an appraiser who really may not care if your deal closes or not.

If you’re a homeowner looking to refinance, you may want to get back in contact with the real estate agent that sold you your home and have them do what I suggested for a purchase transaction in the paragraph above.

By the way, anyone thinking that going to a bank or a certain lender will avoid the problem, is seriously mistaken.  Everyone in the industry will be facing the same problems.  Homeowners trying to refinance won’t be able to threaten to go to their banks to avoid the problem.  Real estate agents won’t be able to blame loan originators if a sales price is not met.  It’s a new reality we’ll all have to learn to deal with.

A BETTER SOLUTION?

Obviously, there was a problem with inflated appraisals.  HVCC is a step in the right direction to address the problem, but several logical modifications can be made to improve it.  

Create a nationwide, central database where all appraisers have to register, so “bad eggs” can be identified by all.  The federal government required it for loan originators due to fraud issues, so why not appraisers?  The same mechanism can also be used. Require any and all owners of AMC’s to pass a background check.  Currently, an appraiser, lender or real estate agent could have their license revoked, but still open an AMC. Create a national system to randomly review the work of appraisers and address complaints.  HVCC as it is, leaves this to the AMC’s themselves.  Self-regulation really worked in the banking industry, didn’t it? Require all lenders to use independent AMC’s.  Banks are currently allowed to own AMC’s, which makes absolutely no sense – unless you’re a politician getting bribed by the banking industry. Standardize the AMC’s appraiser approval process and require that they all accept each other’s appraisals.  Create penalties for AMC’s that pressure appraisers to work on unrealistic deadlines to stay on their approved lists.  The 48 hours that most AMC’s require is foolhardy.  A week is more realistic.  Pressuring appraisers to rush their work is really no different than pressuring them to inflate values. There should be geographic proximity requirements for assigning appraisals.  Is it reasonable to expect an appraiser desperate for work to turn down an order in an area they don’t know? Create a standardized system of review, so shoddy appraisal reports can be properly addressed.  Since any review system takes time, which could cause a transaction to fall apart, the review system should provide a borrower the option of ordering and paying for a 2nd appraisal, but then require a full refund of the 1st appraisal if it’s found to be suspect.  

The improvements suggested above won’t create a perfect solution as that’s impossible in the real world.  They could dramatically improve a seriously flawed HVCC though.

Please keep in mind that we’re all in this together, both borrowers and industry professionals.  We have a government that’s giving out hundreds of billions in bailout relief to those at the top that caused the housing crisis – while seeming to make everything harder for the average homeowner.  We have to stick together to find our way through this new challenge.
